There's a $35 application fee for all applications submitted, each adult resident must submit an application. This fee is non refundable.
Gross monthly income must be 3x the monthly rent (job, retirement pay, SSI, SSDI). An eviction in the last 7 years is an automatic denial, regardless of the final case status. We do landlord checks. Credit scores must be 580 or higher on duplexes and apartments, 620 or higher for single family homes. For background checks, a pattern of activity could be a denial. Tenants must be 21 or older. We do not accept co-signers.
If you are employed, you must be actively employed at a "local" / greater Cleveland area business. DO NOT apply if you are moving to the area and have yet to start a job (regardless if you have a job lined up). Your application will be denied.
If an applicant qualifies, they have 3 business days to sign a lease and pay the sec dep. If the applicant is unable to do this, the next qualified applicant will be offered the opportunity. Rent is due at move in in exchange for keys.
Sex offenders are an automatic denial. No exceptions.
For Section 8 / Eden applicants for properties whose owners allow sec 8, the above referenced qualifications still apply. The ONLY exception is while income is required, the minimum income does not have to be 3x the rent.

ReplyDeleteThe fact that you won't rent to someone who has one eviction is crazy that person could've been in a domestic situation or they lost a job due to an illness or something that they have no control over or it could've been a scandalous landlord you never know someones situation until you ask I think that the hiring process is unfair you should give people a chance
