Tenant(s) MUST have verifiable income. An eviction in the last 7 years is an automatic denial, regardless of the final case status. We do landlord checks. For background checks, a pattern of activity could be a denial, anything older than 10 years old is ignored. Tenants must be 21 or older.
If an applicant qualifies, they have 3 business days to sign a lease, pay the sec dep, and submit the Section 8 packet. If the applicant is unable to do this, the next qualified applicant will be offered the opportunity.
Sex offenders are an automatic denial. No exceptions.
